Prepare For Renting
Morgans advises all Landlords to pay specific attention to the mandatory legal requirements. Morgans can arrange for all certificates and legal documentation required to let a property. It is the Landlords responsibility to ensure the property is safe. If a property is furnished particular attention should be given to furniture and garden equipment. The law requires the Landlord to do everything possible to ensure all items on the inventory are safe.
ENERGY PERFORMANCE CERTIFICATE (EPC)
If this is the first time you have let a property. By law you will have to have an EPC before you can legally market the property. Morgans can arrange this for you.
GAS SAFETY CERTIFICATES
Morgans can arrange for a Gas Safe engineer to carry out an inspection and provide a certificate. It is a legal requirement to have a certificate in place before a tenant occupies the property. The Insurance and Mortgage companies also insist on it. This proves the property is safe for occupation and meets all standards. The gas inspection must be carried out annually and a valid certificate issued. Morgans can manage this for you.
Currently these are not mandatory but some corporate tenant clients do require them. Morgans can arrange any electrical testing. There are 2 tests – PIR (Periodic Inspection Report) which tests the installation and wiring. A PAT (Portable Appliance Test) which test all portable appliances. Morgans can arrange for a qualified electrician to provide a quotation and further details on testing with the latest regulations considered.
The Furniture Fire Safety Regulations 1988 states that furniture must comply with all regulations and carry the BS7177 symbol. This includes all furniture, beds, mattresses, playpens etc.
To be safe Morgans recommends removing all furniture which does not carry the British Standard symbol.
