Morgans Accounts team pay Landlords on a daily basis as rents come in (with the exception of bank holidays).  Statements are emailed or posted to Landlord to confirm payments have been made.  This provides Landlords with accounting documents.  Annual statements for tax purposes can also be produced.

CONSTANT RENT REVENUES

Morgans having traded for many years prides itself in retaining loyal Landlords who have appreciated the efforts made to keep properties fully occupied and rent revenues coming in.  Morgans will ensure  renewals are managed in a timely fashion.  If a tenant does not renew then Morgans will move quickly to find another tenant to move into the property, keeping vacant time to a minimum.

FORMAL CHECK IN & CHECK OUTS

With new regulations Morgans knows how important it is to carry out a formal check in and check out at a property.  A good quality Inventory is very important if claims are to be made on any deposit.  Accidents do happen so it is a good safeguard to ensure an Inventory and Schedule of Condition is recorded for each tenant.  Morgans recommend Video Inventories.

PHOTO INVENTORY

Morgans suggests all Landlords have a detailed photographic inventory.  It is a written report and a matching pictures of each room in the property, recording the condition. Should there be any dispute between a landlord and tenant the inventory will clarify the condition before and after.  This will aid to resolve any disputes and offers additional protection.
