Guidelines for Tenants

RENT WITH AN EXPERIENCED, SAFE, SECURE AGENT

Morgans is a NALS Licensed company with Safe Agent status.  Morgans operates to strict codes of practice.  All deposits are protected with TDS.  When you consider renting a property tenants need to make sure they are renting through a creditable, safe & secure agent.

ASSURED SHORTHOLD TENANCY

All tenants are protected with an Assured Shorthold Tenancy.  This is a legal agreement signed by both the Landlord and Tenant.

DEPOSIT PROTECTION

Deposits are registered and protected with TDS, one of the government approved schemes.  Each tenant receives a copy of the Deposit Protection Certificate.  (TDS website)

PAYING RENT

Rent is payable monthly in advance by Standing Order.  Morgans will provide a bank mandated to allow you to set up the payments.

REFERENCES

Tenancy application forms are easy to complete and Morgans assistance is always at hand.  All information is treated confidentially.  An independent credit reference agent will undertake credit scoring.

MOVING INTO YOUR HOME

A Morgans representative will meet you at the property and carry out an inventory and schedule of condition check with you.  Utilities and tenants notes will be gone through at the property. Keys are handed over and you are left to settle into your new home.

CONTENT INSURANCE

Morgans can arrange content insurance for a tenant.  The Landlord is responsible for the building insurance, but tenants need to insure their own belongings and any accidental damage to the Landlord’s property (eg. Carpets, paintwork, appliances etc). 

Please note that Morgans Rentals can earn commission from insurance arranged & taken out by Tenants.
